Background of the Study

The real estate market in Kano State, one of Nigeria's largest and most rapidly growing urban centers, has experienced significant transformations in recent years. The demand for both commercial and residential properties has increased in response to the state's growing population, urbanization, and expanding economy. Rental yield, the income generated from renting out a property relative to its market value, is a key indicator for investors when making decisions about where to invest in real estate (Olawale & Bello, 2023). Rental yields in Kano State vary across different property types, with commercial properties generally offering higher returns compared to residential properties (Yakubu & Mustapha, 2024).

Commercial real estate, including office spaces, retail outlets, and industrial facilities, has become particularly attractive to investors due to the state's growing commercial activity and its position as a trade hub in northern Nigeria (Zubairu & Ahmed, 2023). However, residential real estate also presents lucrative opportunities, especially in light of the increasing demand for affordable housing and the rise in population density in urban areas such as Kano city. The rental yield trends for commercial and residential real estate differ due to factors such as location, economic conditions, infrastructure, and the specific needs of tenants in each sector (Musa & Mohammed, 2024).

Given the different dynamics of commercial and residential properties, it is important to evaluate the rental yield trends in Kano State to help investors make informed decisions. A comparative analysis of the rental yields in these two sectors will provide valuable insights into the potential profitability of real estate investments in Kano State, and how these trends are likely to evolve in the future.

This study will evaluate the rental yield trends in both commercial and residential real estate in Kano State, exploring the factors that influence these trends and providing a comparative analysis of the investment potential in each sector.

Statement of the Problem

In Kano State, the real estate market has been growing, but there is limited empirical research on rental yield trends in both commercial and residential sectors. Investors often face challenges in determining the most profitable property type to invest in, given the differences in rental yields between commercial and residential properties. This gap in knowledge makes it difficult for real estate investors to make informed decisions about where to allocate their resources for maximum return. The study seeks to evaluate the trends in rental yields for commercial versus residential real estate in Kano State, highlighting the factors that contribute to these trends and their implications for investors.

Scope and Limitations of the Study

This study will focus on the rental yield trends in both commercial and residential real estate in Kano State. It will examine data from property owners, real estate investors, and industry professionals to provide a comprehensive analysis of rental yields in both sectors. Limitations may include challenges in obtaining accurate rental income data, as well as potential differences in the types of properties included in the analysis, which may affect the generalizability of the findings.
